Range and valley
Designed for the land and the climate
Building in the hinterland is different from building on the coast. Blocks are larger and often steep, the climate is cooler and wetter, and many sites need their own water, wastewater and bushfire planning.
We design homes that respond to all of it: orientation for winter sun and long views, generous verandahs for the summer storms, insulation and glazing for cooler nights, and construction methods that suit the slope.
Being based in Rosemount, at the foot of the range, the hinterland is close to home for us. We know the access challenges, the local trades and what it takes to keep a rural build on program.

What to plan for in the hinterland
Steep, view-rich sites
Elevated and split-level designs capture views while keeping cut, fill and retaining under control.
Bushfire attack level
Many hinterland blocks are bushfire prone. We arrange a BAL assessment and build to the required standard.
Water and wastewater
Rainwater tanks and on-site wastewater systems are designed and approved as part of the project.
Cooler, wetter climate
Insulation, glazing, orientation and drainage are planned for cool winters and heavy summer rain.

What extra costs come with building on hinterland acreage?
Common extras include site works on slopes, longer service connections, rainwater tanks, on-site wastewater systems and bushfire construction requirements. We assess these before design and include them in your fixed price.
Can you build a granny flat on my hinterland property?
Often, yes. Secondary dwellings suit many hinterland properties. We check the planning rules and plan services for the second dwelling.
